The Ohio Building is located in the B-5 Court Square Business District in downtown Sidney. Potential uses include business offices, retail, and other commercial uses, and residential dwelling units above the first floor. The nine-block Court Square area of downtown Sidney is listed on the National Historic Register and the Ohio Building is a contributing building to that area designation. The City of Sidney has a variety of development incentives that may be available, including Community Reinvestment Area property tax abatements, tax increment financing (TIF); and Property Assessed Clean Energy (PACE) financing. State and federal incentives, such as Historic Tax Credits may also be available.
The Ohio Building has recently undergone a roof replacement including structural members along with a full parapet masonry restoration. The building is equipped with an elevator shaft, roof top HVAC acces, general on site utilities and plumbing. Required work will include new HVAC installation throughout, and construction of a second stairwell for upper floor egress. Interior condition is such that a full interior demolition and restoration will be require through much of the building. Floor plans can be divided and arranged to suit the owner’s and tenant’s needs.
